RENTAL CRITERIA

1.
MOVE-IN
 Lease commencement should occur within twenty-one (21) days of application approval. With the landlord's consent, exceptions may be granted.
2. INCOME
 Gross monthly income must be at least three (3) times the monthly rent. The combined income of occupants may be considered to meet this requirement. If primary employment income falls short, supplementary income documentation such as savings, investments, social security, trust fund disbursements, or educational grants must be provided. Applicants are required to furnish documented evidence of supplemental income with their application, demonstrating availability for at least 60 days.
 Current and verifiable employment is mandatory. Future employment commitments may be accepted if confirmed by the employer.
 Other forms of verifiable income, equivalent to three (3) times the annual monthly rent, may be considered if monthly income is unavailable but sufficient funds are accessible.
Verifiable income sources include employer confirmation, trust officer verification, tax returns, or other satisfactory documentation as requested.
Self-employed applicants must provide three (3) paycheck stubs from their company issued to their personal name or their most recent personal tax filing. Gross business income or receipts are not acceptable.
3. CREDIT
 A credit report will be processed for each adult applicant. A minimum credit score of 640 is required. Exceptions may be made at the Landlord's discretion.
 Co-signers may be considered with Landlord approval.
Applicants with no credit history or a credit score of NA will be subject to a security deposit equal to one and a half times the monthly rent.
 For bankruptcy cases, Chapter 7 must be Discharged at least 90 days before the application date, as confirmed on the credit report. Chapter 13 cases will not meet the criteria.
 Medical, dental, and student loans will not lead to immediate rejection if the minimum credit score requirement is met.
4. CRIMINAL HISTORY
 Registered sex offenders will be automatically denied.
 Felony convictions involving violent crimes against persons or property within the last ten (7) years, including but not limited to murder, arson, kidnapping, assault, bomb-related offenses, robbery, burglary, terrorism, or drug manufacturing or distribution, will result in denial.
 All other felony convictions must be older than five (5) years.
 Drug-related offenses involving possession only or alcohol-related offenses without permanent injury or fatality must be at least two (2) years old.
Applicants must have completed any felony sentence at least two (2) years before the application and have not engaged in new criminal activity during that period.
 Applicants with outstanding warrants or pending trials will not be accepted. Management may consider additional information on felony convictions or pending legal matters upon request, reviewing such cases on a case-by-case basis.
 Applicants are encouraged to provide any relevant documentation or information with their application for proper assessment.
5. RENTAL HISTORY
 Each applicant requires a verifiable rental history or homeownership within the last two (2) years.
 Failure to meet minimum rental history standards will necessitate a security deposit equivalent to one and a half (1.5) times the monthly rent.
 More than two (2) late rent payments in a 12-month period or more than one (1) NSF rent payment in the same period will lead to rejection.
 Non-compliance issues resulting in non-renewal or eviction will result in denial.
6. PET QUALIFICATIONS & RULES
 Large breed animals are those weighing over 30lbs, while small breed animals are 30lbs and under. Pet Screening is Required.
 Certain breeds, such as Pit Bulls, German Shepherds, Rottweilers, Dobermans, and Chows, Require Landlord Approval.
 All approved pets necessitate an insurance liability policy naming the Landlord and S&S Southwestern Management, LLC as additional insured parties. Pet screening is mandatory for all applicants.
 Criteria do not apply to assistive animals, with documentation required as per ADA and HUD guidelines (FHEO-2020-01).
DENIAL CRITERIA FOR APPLICANTS:
• Prior or pending eviction within the five (5) years preceding the application.
• Outstanding debts to a previous landlord or apartment community.
• Pending or open Chapter 7 or 13 bankruptcy, or non-discharged.
• Any adverse actions from "payday loan" establishments or similar within the five (5) years prior to the application.
• Garnishments or collections from a State Child Support Agency within the five (5) years prior to the application.
• Failure to meet criminal history requirements as outlined above.
• Providing false or misleading information.
• Failure to provide required documentation.
Application Instructions
All prospective occupants aged 18 or older must sign and submit a rental application. The following five (5) criteria will be used to qualify all prospective tenants: 1) Income/employment 2) Credit 3) Rental history 4) Criminal history and 5) Pets.
• Individuals solely desiring to be occupants aged 18 or older will be evaluated based on criminal history and pet criteria.
• All applicants must be 18 years of age or older.
• Due to Arizona's Community Property Statutes, married parties must have their spouse apply and be listed as a leaseholder, even if they do not intend to occupy the unit. Legal separation documentation exempts this requirement.
• Individuals staying in the property for thirty-one (31) days or longer must submit a rental application and adhere to the occupant-only criteria listed above. Group Home Leasing: Criteria based on Individual(s) not the LLC or Company; same screening process as indicated.
• All occupants aged 18 or older must complete and sign a rental application and meet the qualifying criteria. Incomplete applications will be denied.
• Valid ID and income documentation must be uploaded with the application to avoid rejection.

  • Crime-Free Lease – Any person arrested & convicted of a Felony in the past 5 years or released from  any prison/jail in the past 5 years is prohibited from living on or visiting property. 

  • Applications accepted on properties until Landlord approves one

  • All applications are presented to Landlord – Landlord makes final approval

  • Credit Applications fee is $50.00 per Adult

  • No personal checks; Certified Funds are acceptable for Credit App Fee 

  • Social Security Number is required unless the applicant can provide other I.D. in order to run credit/background check. 

  • Option to request pictures of current residence

  • Animal Policy – All tenants must utilize PetScreening.com; ADA Rules & Guidelines are followed including Service Dogs, Emotional/Support Animals & Assistive Animals. County Dog License Registration is required.

  • Management has the right to deny potential tenants that display abusive, aggressive, threatening, or affectionate type behaviors.

 


Please allow 2-3 business days for application processing upon receipt of all required documentation and applications. If your application gets denied; the applicant can submit additional information to contest the denial or provide documents  that may mitigate the reason for denial within 24 hours of the denial.
